An attached garage is not just another unfinished room. It stores vehicles, fuel-powered equipment, paints, batteries, and other materials that can create a faster-moving fire risk than the living areas of a home. This garage drywall code guide explains the practical purpose of the separation between your garage and house, what board is commonly required in British Columbia, and where renovations often go wrong.
The goal is not to make your garage look finished for its own sake. It is to create a continuous fire separation that gives occupants more time to get out and helps slow the spread of fire, smoke, and fumes into the home. A clean installation matters because a small gap, an unsealed opening, or the wrong door can compromise an otherwise good assembly.
Start With the Type of Garage
The first question is whether the garage is attached to the house. A detached garage generally does not need a fire separation from the dwelling because there is no shared wall, ceiling, or opening. It may still have building-code requirements related to its location on the property, construction, electrical work, or a suite above it, but those are different questions.
An attached garage is where drywall requirements become much more specific. The wall between the garage and the home, any wall enclosing a stairwell or other passage to the home, and the ceiling below living space may all form part of a required separation. This applies even when the garage feels separate from the main house or has only one small door leading indoors.
A garage with a finished room above it deserves especially careful planning. The ceiling is no longer just a surface to tape and paint. It is part of the protective barrier between the garage and an occupied area.
Garage Drywall Code Guide: Common BC Requirements
For many attached residential garages, a common baseline is 12.7 mm (1/2 inch) gypsum board on walls that separate the garage from the dwelling. Where there is habitable space above the garage, the garage ceiling commonly requires 15.9 mm (5/8 inch) Type X gypsum board.
Type X board is not simply thicker drywall. It is manufactured with additives that improve its fire-resistance performance when used as part of a tested assembly. It is often specified for garage ceilings because a fire below can quickly heat the floor structure and spread into the room above.
That said, the right answer is not always as simple as ordering 1/2-inch board for walls and 5/8-inch Type X for ceilings. Your project may involve engineered floor joists, a secondary suite, an existing addition, ducts, steel beams, or a wall that also supports another required fire separation. The applicable BC Building Code, the permit drawings, and the local authority having jurisdiction determine the final requirement for your property.
For homeowners in places such as Surrey, Langley, Burnaby, and the surrounding Lower Mainland, municipal permit departments can also have project-specific expectations. Before closing a wall, it is wise to confirm the required assembly for your renovation. Fixing it after an inspection is far more disruptive than getting the details right before boarding begins.
Continuity Matters More Than a Perfect Finish
Drywall is only effective as a fire separation when it is continuous. That means the board must extend across the full separation, with joints properly treated and openings handled correctly. A beautifully taped ceiling can still fail inspection if it stops short of a bulkhead, leaves an open cavity around a beam, or has unprotected penetrations.
Common weak points include gaps around pipes, electrical boxes, pot lights, ductwork, central vacuum lines, and garage-door-related framing. These areas often need approved fire-stopping materials or a specific protective detail. Ordinary expanding foam, random scraps of drywall, or caulking selected only for appearance may not be acceptable.
A professional installer will also look at the framing before the sheets go up. Uneven framing, loose blocking, unplanned wiring, and missing backing lead to cracked joints and awkward patches later. More importantly, they can make it difficult to maintain a continuous fire separation where it is needed.
The drywall fastening pattern matters too. Fasteners must be correctly spaced and set without breaking the paper face. Overdriven screws weaken the hold, while missed framing and poorly supported edges create movement that shows up as cracks. These workmanship details affect the final appearance, but they also affect the long-term integrity of the assembly.
Do Not Forget the Door Into the House
The door between an attached garage and the dwelling is a frequent source of code issues. A typical requirement is a 20-minute fire-rated closure or an approved solid-core or solid-wood door of the required thickness. The door should not open directly into a sleeping room.
Door requirements can vary based on the building design and the code edition governing the work. A self-closing device, proper frame, latch, threshold, weatherstripping, or other detail may be required or strongly recommended depending on the assembly and local direction. Never assume that a lightweight hollow-core interior door is suitable just because it fits the opening.
This is also a good time to consider everyday comfort. A properly sealed, well-fitted garage-to-house door helps reduce exhaust odours, cold drafts, dust, and noise entering the home. Fire separation and livability often improve together when the work is planned properly.
When Moisture, Sound, and Insulation Enter the Picture
Garage walls and ceilings can involve more than fire protection. If you are converting part of a garage, finishing a room above it, or trying to reduce noise from vehicles and tools, insulation and sound-control products may be worth considering. However, adding materials does not automatically improve a code-required assembly.
For example, sound-dampening drywall may help with noise, but it does not replace the specified Type X board unless the complete assembly has been approved for that purpose. Moisture-resistant drywall can be useful in certain damp areas, but it is not a substitute for a fire-rated product where one is required. Each material has a job, and choosing the wrong product because it sounds more premium can create an expensive correction.
Vapour barrier and insulation details also depend on which side of the wall is being opened, whether the garage is heated, and how the exterior wall is built. In Lower Mainland homes, moisture management deserves the same attention as board selection. Trapping moisture inside a wall can lead to mould, staining, and repair work that no homeowner wants to repeat.
Renovations Need Permits and a Clear Scope
Replacing damaged drywall with like-for-like material is different from changing a garage ceiling, opening a wall, adding a room above the garage, or altering electrical and mechanical systems. Those larger changes may require permits and inspections.
A permit is not a sign that your project has become overly complicated. It creates a clear record of what is being changed and gives you an opportunity to confirm the required fire separation before finishing hides the work. This is particularly valuable when purchasing an older home, correcting poor past renovations, or preparing a property for sale.
If a previous owner removed drywall, cut in a new door, added recessed lights, or converted storage space without proper details, resist the temptation to cover the evidence quickly. Have the assembly assessed first. The visible surface is only one part of the job.

Can I use regular 1/2-inch drywall on my garage ceiling?
Not when the ceiling separates the garage from habitable space above and the applicable requirement calls for 5/8-inch Type X drywall. Regular board may be suitable in some non-separation areas, but it should not be substituted for the specified assembly.
Does every garage wall need fire-rated drywall?
No. The focus is normally on walls and ceilings separating the garage from the dwelling, along with any connected spaces that form part of that separation. The garage's exterior walls may have different requirements based on their construction and distance from property lines.
Can I patch a hole in a garage fire separation myself?
A small repair can be straightforward, but the patch must restore the same board type, thickness, support, joint treatment, and fire-stopping detail as the original assembly. If the opening involves wiring, plumbing, ductwork, or an uncertain existing wall, getting a qualified assessment is the safer route.
