Drywall or Plaster Walls: Which Fits Your Home?

A wall can look perfectly flat until sunlight hits it at an angle, a door closes with a thud, or a new kitchen opening exposes what is behind it. The choice between drywall or plaster walls affects more than the finish you see. It changes how a renovation is planned, how repairs are completed, how the room sounds, and what the work will cost.

For most modern Lower Mainland renovations, drywall is the practical choice. But plaster is not automatically a problem to remove, and it is not always something that should be replaced. The right answer depends on your home’s age, the condition of the existing walls, the scope of the project, and the finish you expect when the work is done.

Drywall or Plaster Walls: The Core Difference

Drywall is a manufactured gypsum panel installed over wood or steel framing. The joints, fasteners, and corners are finished with tape and joint compound, then sanded and prepared for primer and paint. It is the standard wall system in most newer Canadian homes because it is efficient to install, reliable, fire-resistant in the right assembly, and straightforward to repair.

Traditional plaster is applied wet in layers. In older homes, it is often applied over wood lath, which are narrow strips of wood fixed across the wall framing. In some homes, plaster may be applied over metal lath or masonry. The finish can be extremely hard, smooth, and durable, but it is also labour-intensive and less forgiving when movement or moisture causes damage.

There is also a middle ground: veneer plaster. This system uses a specialized gypsum board as a base and a thin plaster coat on top. It can provide a harder, more traditional finish than standard drywall while avoiding the full process of traditional lath-and-plaster work.

Why Drywall Is Usually the Practical Renovation Choice

Drywall makes sense when walls are being opened, rooms are being reconfigured, or a basement is being finished from framing outward. Panels install quickly, and a skilled drywall team can create clean corners, flat transitions, and a paint-ready surface that suits a modern home.

Repairs are also more predictable. If plumbing work requires an access opening, a damaged section can be cut out, reframed if necessary, replaced, taped, and finished. The goal is not simply to cover the hole. Proper repair means feathering the new finish into the surrounding wall so the patch disappears after priming and painting.

Drywall is available in purpose-made types for different areas of the home. Moisture-resistant board can be appropriate in bathrooms, laundry spaces, and other damp-prone rooms when paired with proper waterproofing where required. Fire-rated drywall may be needed for garage separations, suites, utility areas, and certain code-driven assemblies. Sound-dampening options can help reduce noise between bedrooms, offices, media rooms, and shared walls.

That flexibility is valuable during a renovation. Rather than treating every wall as the same, the wall system can be matched to the room’s use, local requirements, and the homeowner’s priorities.

Drywall Still Depends on Good Finishing

A drywall wall is only as good as its finishing. Poor taping leaves visible seams, raised joints, cracked corners, and patches that flash through paint. A fast repair can become an ongoing eyesore if it is not blended properly.

This matters especially with smooth walls, large windows, pot lights, and darker paint colours. Those conditions expose even small imperfections. In homes with orange peel, knockdown, or stipple texture, the repair also needs to match the existing texture closely enough that the wall does not look patched from across the room.

When Plaster Walls Are Worth Keeping

Older plaster walls often have a solid feel that homeowners appreciate. They can provide good sound control, resist everyday dents better than standard drywall, and carry the character of an older home. If the plaster is well bonded to its lath or backing, mostly flat, and only has minor surface cracking, repair may be the better option.

Fine cracks do not always mean the wall is failing. Homes move slightly with seasonal changes, and minor cracking can occur over time. A qualified assessment should distinguish between cosmetic cracks and signs of larger issues, such as loose plaster, framing movement, water damage, or foundation concerns.

Keeping plaster can also make sense when only one area needs attention. For example, if a homeowner is repairing a small section after electrical work, preserving the original wall may be less disruptive than removing an entire room of plaster. A careful patch, properly bonded and feathered, can protect the home’s existing character.

However, plaster is not always the economical choice. Extensive cracking, hollow-sounding areas, crumbling edges, or widespread detachment from the lath can point to a larger failure. At that stage, repeated patching may cost more and deliver less reliable results than removal and replacement.

The Trade-Offs That Matter Most

There is no universal winner between drywall and plaster. Each material performs differently, and the best choice changes with the project.

Durability and everyday wear

Traditional plaster is harder and often resists minor knocks well. Drywall can dent more easily, particularly in hallways, stairwells, children’s rooms, and high-traffic areas. That said, drywall is generally easier to repair cleanly when damage does happen.

If impact resistance is a priority, there are stronger drywall products and practical design choices, such as corner guards or reinforced areas, that can improve performance without converting an entire home to plaster.

Sound control

Plaster’s density can help limit sound transmission, but a wall’s sound performance depends on the full assembly, not the surface alone. Stud spacing, insulation, air gaps, resilient channels, sealing, and the number and type of drywall layers all matter.

For a home office beside a family room or a basement suite beneath a living space, sound-dampening drywall and a properly designed wall or ceiling assembly will usually make a bigger difference than choosing plaster alone.

Moisture and repair risk

Neither standard drywall nor traditional plaster should be expected to solve a moisture problem. If there is staining, soft material, mould growth, or recurring damage, the source of water must be addressed first. Repairing the surface before fixing a leak, ventilation issue, or exterior drainage concern only delays the problem.

Once the area is dry and the cause is corrected, the damaged material can be removed and rebuilt with the appropriate board, insulation, vapour control, and finishing system for that location.

Cost and schedule

Drywall is usually less expensive and faster to install than traditional plaster, especially for large areas, new walls, basement finishing, and full-room renovations. It also offers more predictable scheduling because materials and finishing methods are widely available.

Plaster repair can be cost-effective for small, localized problems. Large-scale plaster restoration, on the other hand, requires more specialized labour and can involve longer drying times. It may be worthwhile in a heritage home or a room with details worth preserving, but it should be chosen for the right reasons, not simply because it is original.

A Smart Approach for Renovating Older Homes

Many homes in Vancouver, Burnaby, New Westminster, and surrounding communities contain a mix of wall systems after decades of renovations. One room may have original plaster, another may have drywall patches, and a basement may have newer board installed over a previous repair. Treating every surface the same can lead to uneven finishes and unnecessary demolition.

Start by looking at the condition of the wall, not just its age. Are the cracks stable or growing? Does the wall sound hollow when tapped? Is there evidence of past water damage? Are you opening the wall for wiring, insulation, plumbing, or a layout change? These answers determine whether a repair, partial replacement, or full drywall installation is the sensible route.

If demolition is needed, planning matters. Plaster and lath removal is dusty, heavy work, and older homes may require additional caution before disturbing existing materials. The work area should be protected, debris managed carefully, and the new wall system installed with attention to framing, insulation, backing, and finishing details.

The Finish Should Drive the Decision Too

Homeowners often focus on the board behind the paint, then underestimate the importance of the final surface. A smooth Level 5-style finish, a repaired orange peel texture, a blended knockdown ceiling, or a cleaned-up transition after popcorn ceiling removal all require a different approach.

If you are replacing plaster with drywall, the new surface should not look like a compromise. It should be straight, properly finished, and consistent with the surrounding room. If you are retaining plaster, the repair should respect the existing profile and avoid creating a flat, obvious patch in the middle of a textured or aged surface.
